Therma-Tru Construction in San Francisco, CA | Spruce Contractors
We install, repair, and replace Therma-Tru door systems across San Francisco as a San Francisco General Contractor, not a manufacturer-authorized dealer. That distinction matters here because the city’s pre-1906 housing stock, fog-belt moisture, and zero-lot-line exposures create door failures you simply don’t see in Sunnyvale or Walnut Creek. If your Therma-Tru entry door is wicking moisture, binding at the multipoint lock, or showing cracks along the bottom rail, call us at (877) 265-5771 for a free estimate. One contractor, every trade, from the foundation plate to the head flashing.
Why San Francisco Residents Choose Us for Therma-Tru Service
We specify Therma-Tru because their fiberglass skins hold dimension better than wood through San Francisco’s wet winters and fogged-in summers, but the install details decide whether the door actually survives this climate. Our owner, Nate Calloway, grew up in Hillsborough watching older homes get rebuilt and learned early that door slabs fail where flashing and sill pans were skipped, not where the material itself gave out. We carry that lesson into every Therma-Tru job here. We’re an independent Therma-Tru sales & service contractor, which means we don’t push one product line because a distributor told us to. We work with Smooth-Star, Fiber-Classic, Classic-Craft, and Benchmark because each one fits a different house, exposure, and budget.
San Francisco homeowners call us because we know what the fog belt does to prehung frames over ten or fifteen years. We source OEM Therma-Tru slabs, sills, and multipoint hardware when it’s available. When an older line is out of production, we pull from aftermarket seals and hinges that meet or exceed original specs, and we’ll tell you which one we’re using and why. You pick the look. We know the materials.

Common Therma-Tru Construction Problems We Solve in San Francisco
- Fiberglass skin cracking at the bottom rail and lock stile. North-facing entries in the Richmond and Sunset take the brunt of Pacific fog and wind-driven moisture. The fiberglass skin cycles from wet to dry, wet to dry, and hairline cracks form where the slab flexes against the weatherstrip. We replace the slab when the cracks are structural, or restore and reseal when they’re cosmetic.
- Prehung frame delamination at sill corners. San Francisco’s zero-lot-line rowhouses put doorways within inches of the neighbor’s foundation, so water hits both jambs and the sill at awkward angles. Factory brickmold absorbs it, the corners delaminate, and paint failure looks like rot even when the frame is sound. We rebuild with proper sill pans and corner flashing instead of just caulking over the damage.
- Multipoint lock and handle set corrosion. Salty air from the Bay works its way into door hardware faster here than anywhere else in the Bay Area. Locks bind, the door-to-frame seal fails, and you feel a draft. We swap in OEM Therma-Tru hardware or spec-grade aftermarket options and realign the lock bolts so the door seals tight again.
- Water intrusion at top corners from missing head flashing. Victorian and Edwardian entries often have ornamental trim that traps water above the door. If the original Therma-Tru install skipped head flashing, water finds its way behind the trim, stains interior casing, and swells the slab. We pull the trim, flash it correctly, and reset the door.
- Garage-to-entry soft-story retrofit conflicts. Many pre-1906 buildings have a Therma-Tru door on the same wall plane as the soft-story garage opening. When the city’s retrofit ordinance kicks in, that door often has to come out and go back in as part of the shear-wall upgrade. We coordinate that with the engineer so the door doesn’t get sacrificed to the retrofit.
Therma-Tru Service in San Francisco: What Local Conditions Mean for Your Equipment
San Francisco is the only Bay Area city where replacing a Therma-Tru entry door can trigger a mandatory seismic retrofit inspection, because the Soft Story and Compulsory Seismic Retrofit ordinances target the same ground-floor wall where most entry doors sit. In the Mission, Noe Valley Therma-Tru service areas, and the Castro, pre-1906 wood-frame buildings with garage openings at street level fall under this regime. The garage wall needs strengthening, and the door often sits in that same wall. So a simple door swap becomes a structural upgrade, and if the contractor doesn’t flag it, the homeowner finds out at permit review or final inspection, after the old door is already in a dumpster. We plan around this from the start. We’ve done enough of these in San Francisco to know which walls the city will flag before we write the estimate.
Therma-Tru Models & Products We Service in San Francisco
We service the full residential Therma-Tru range: Smooth-Star, the budget-friendly fiberglass line that shows up on rear entries and garage-side doors; Fiber-Classic, the mid-tier with a wood-grain texture that fits Victorians well; Classic-Craft, the premium grade that mimics fir and oak and has better dimensional stability for western exposures; and Benchmark, which you’ll see on newer builds and remodels where code requires higher energy ratings. Parts-wise, we keep common OEM sills, weatherstrip sets, corner seals, and multipoint lock components on hand for same-week turnaround in San Francisco. Out-of-production lines get aftermarket parts we’ve tested against the originals, never whatever fits. We’re approved to install and source Therma-Tru alongside other name brands because some houses need a complete entry system, not just a slab swap.

AfterTherma-Tru Service Pricing in San Francisco
Therma-Tru work in San Francisco prices out higher than the suburbs because of access, permit triggers, and structural coordination, but the line items stay transparent. Here’s what we’re seeing on current jobs:
| Service | Price Range |
|---|---|
| Roof Repair | $470 – $2125 |
| Bathroom Remodel | $10620 – $33040 |
| Full Kitchen Remodeling | $16520 – $53100 |
Door-specific work like a slab replacement with multipoint hardware runs lower than a full kitchen, but if the soft-story trigger applies, the structural work adds its own line item. We’ll write both out clearly. Every estimate includes a site walk, a look at the existing flashing and sill, and a written scope with material brands named. Call (877) 265-5771 and we’ll come out. Estimates are free.

FAQs – Therma-Tru Construction in San Francisco
It depends on the building. If the door sits in a ground-floor wall with a garage opening and the building is pre-1906 wood-frame, the city’s Soft Story ordinance likely applies, and your door replacement may have to ride along with the retrofit, which means an engineer, a permit, and an inspection. If the building is a condo or newer construction, a straight door swap usually doesn’t trigger anything beyond a simple permit. We’ll check the building record before you spend anything. Call (877) 265-5771 if you’re unsure where your building stands.
The fog belt cycles moisture through the door’s bottom rail constantly, and if the sill pan wasn’t installed correctly or the weatherstrip is worn, the slab wicks water and the fiberglass skin develops hairline fractures. It’s almost never a material defect. It’s an install or maintenance issue, and it’s fixable. We see this most on north-facing entries in the outer neighborhoods, including Visitacion Valley Therma-Tru service calls.
If the delamination is limited to the brickmold and the slab and frame are sound, we replace the brickmold, add a proper sill pan if there isn’t one, and flash the corners correctly. If water has gotten into the frame or the slab’s bottom rail, replacement is the honest call. We won’t patch a door that’s going to fail again in two winters.
Fiber-Classic is the workhorse for Victorians because the wood-grain texture reads well against the original trim and the price doesn’t wreck the budget. Classic-Craft shows up on high-end remodels where the homeowner wants the heaviest, most stable slab. Smooth-Star is everywhere on back doors, garage entries, and rental units.
We plan exterior door installs around the dry months when possible, but fog and drizzle are year-round here. The bigger issue is the window for concrete and flashing work. We’ll schedule your install for a dry stretch and protect the opening if weather turns. Call (877) 265-5771 and we’ll build the schedule around the forecast, not the calendar.
